§02Notes

A working fire alarm is a legal responsibility for whoever runs a non-domestic building. BS 5839 is the British Standard that sets out how fire detection and alarm systems are designed, installed and maintained.

Wirrelec installs and maintains systems so they stay compliant, and can look after fire alarms alongside emergency lighting and the rest of the electrical installation.

What you need to know

3.1Categories of fire alarm system

BS 5839-1 groups fire alarm systems in non-domestic buildings by what they are designed to protect. The right category depends on the building, how it is used and your fire risk assessment.

CategoryDesigned to
MManual system: call points only, raised by people who discover a fire
L1 to L5Protect life, with automatic detection from the whole building (L1) down to specific areas (L5)
P1 and P2Protect property, with detection throughout (P1) or in high-risk areas (P2)

3.2Testing and servicing

  • Test the alarm weekly from a different manual call point each time, and record it
  • Have the system inspected and serviced by a competent person at least every six months
  • Keep a logbook of tests, faults, false alarms and servicing
  • Review the system whenever the layout or use of the building changes

3.3Landlords and homes

In England, private landlords must fit a smoke alarm on every storey used as living accommodation and a carbon monoxide alarm in any room with a fixed combustion appliance, such as a boiler or log burner, and repair or replace them when told they are faulty. Fire alarms in homes, including most smaller houses in multiple occupation, are covered by a separate part of the standard, BS 5839-6.
