An Electrical Installation Condition Report tells you whether the electrics in a property are safe, and exactly what needs putting right if they are not. 2Who needs one

Do you need an EICR?

Landlords

Since 2020 private landlords in England must have a satisfactory EICR for every rented property, renewed at least every 5 years, with a copy given to tenants and to the council on request.

Homeowners

Recommended every 10 years, or before you buy or sell. An EICR finds problems you cannot see - deteriorated cabling, missing earthing and bonding, overloaded circuits, no RCD protection.

Businesses

Commercial and industrial installations are usually tested every 3 to 5 years depending on the environment. We work across offices, shops, food factories, schools and airports.

How our EICR testing works

We agree access and timing

Testing means turning the power off in stages, so we book a slot that suits the property and the tenant. Tell us the fuse board type and rough age of the property when you call and we can be more accurate about how long it takes.

Visual inspection

We check the consumer unit, earthing and bonding, sockets, switches, accessible cabling and any obvious damage, DIY work or overheating.

Dead and live testing

Continuity, insulation resistance, polarity, earth fault loop impedance and RCD operation, all recorded circuit by circuit against BS 7671.

Your report and what happens next

You get the full report with every observation coded. C1 and C2 and FI mean unsatisfactory and need remedial work. C3 is improvement recommended. We quote separately for any remedial work so you are free to compare.

What the codes on an EICR mean

C1Danger present

Risk of injury. Immediate action required - we will make it safe on the day and tell you before we leave.

C2Potentially dangerous

Urgent remedial action required. This makes a report unsatisfactory.

C3Improvement recommended

Not a fail. The installation can still pass with C3 items noted.

FIFurther investigation

Something could not be fully assessed and needs investigating. Also makes a report unsatisfactory.

EICR frequently asked questions

How long does an EICR take?

It depends on the number of circuits and how accessible they are. A small flat is much quicker than a large house or a commercial unit. Tell us the property type and fuse board when you call and we will give you a realistic window rather than a guess.

Will my power be off the whole time?

No. Power goes off in stages, circuit by circuit, rather than all day. We work around tenants and staff wherever we can.

What happens if my EICR is unsatisfactory?

An unsatisfactory result means at least one C1, C2 or FI observation. We explain exactly what failed and why, then quote separately for the remedial work. You are under no obligation to use us for the repairs.

Do you cover my area?

We cover the whole Wirral including Wallasey, Birkenhead, Bebington, Heswall and West Kirby, plus Liverpool, Merseyside and the wider North West. If you are not sure, call and ask.

Are you qualified to issue an EICR?

Yes. Wirrelec is NAPIT registered, so our work is assessed against the current wiring regulations and we can certify installations we test and repair.
