What you need to know

3.1Fuse board upgrades

Many older homes still have fuse boards without RCD protection, the device that cuts the power in a fraction of a second if current leaks to earth, for example through a person. Current wiring regulations, BS 7671, require RCD protection for most circuits in a home.

Since January 2016, new consumer units fitted in homes must also have a non-combustible enclosure, usually metal, after a run of fires involving plastic units.

3.2Signs your electrics need looking at

  • An old fuse board with rewireable fuses, or no RCDs
  • Breakers or RCDs that trip often
  • Scorch marks, warm sockets or a burning smell
  • Lights that flicker or dim when appliances switch on
  • Old rubber or fabric-covered cable, or round-pin sockets
  • No record of an electrical inspection in the last ten years

3.3Part P and your paperwork

In England, some electrical work in a home has to be notified to building control under Part P of the Building Regulations. That includes a new circuit, replacing a consumer unit, and most work in bathrooms near a bath or shower. A registered contractor can notify the work for you.

Keep the certificate you are given. You will be asked for it when you sell the house, and it is useful evidence for insurers.

3.4Landlords

Private landlords in England must have the electrical installation in each rented home inspected and tested at least every five years, give a copy of the report to tenants, and carry out any remedial work it requires. See our EICR page for what the inspection involves.
